There is a faster alternative to the Category F permanent residency route for non-EU nationals willing to purchase property in Cyprus. The investment-based permanent residency permit grants lifetime residency with no annual renewal requirement.
Who Qualifies
The fast-track investment PR is available to non-EU nationals who purchase a qualifying new-build residential property in Cyprus at or above the minimum purchase price, demonstrate a secured annual income from overseas sources (employment, pension, investments or dividends), hold a clean criminal record, and can attend a biometric appointment in Cyprus.
The fast-track route requires the property to be a new build purchased directly from a developer. Resale properties do not qualify. The exact minimum price thresholds and income requirements should be confirmed at the time of application as these are set by regulation and may change.
How the Process Works
You select and contract a qualifying property with a developer. A deposit is paid before the application is submitted. Your adviser compiles the supporting documents: income evidence, criminal records, proof of purchase, and bank statements. These are submitted to the Civil Registry and Migration Department. During the processing period you attend a biometric appointment in Cyprus in person. On approval the permit is issued as a lifetime document with no annual renewal.
Ongoing Conditions
Unlike Category F, the investment PR does not require 60 days of annual presence. You need to visit Cyprus at least once every two years to maintain the permit. You must also retain ownership of the qualifying property. Selling it requires substituting with another qualifying property or the permit may be affected.
